First home buyers in SA

Eligible first home buyers pay no stamp duty on a new home, with no property value cap — check with RevenueSA which purchases count as a new home. There is no first home buyer relief for established homes in SA, so the established-home column below matches the general rate.

Foreign buyers

Foreign persons and foreign trusts pay a foreign ownership surcharge of 7% of the value of the residential land interest, on top of stamp duty (RevenueSA, checked 1 October 2026).

Registration fees and total government costs

The Lands Titles Office transfer fee is $204 up to $5,000, $228 up to $20,000, $251 up to $40,000, then $353 plus $105 for each $10,000 (or part) above $50,000 — $6,128 at $600,000. A mortgage costs $204 to register. When no ad valorem duty is payable (for example a first home buyer of a new home), the transfer fee is the flat $204 (Real Property (Fees) Notice 2026). At $600,000 that makes total government costs of $33,162 for a home you’ll live in (duty plus both fees). See stamp duty fees vs total government costs to compare states.
