Western Australia stamp duty for 2026–27: current rates, first home buyer rules, examples at $400k–$1.5m and registration fees, checked against WA Departme
In Western Australia, transfer duty is assessed on the dutiable value of the property. WA changed its first home owner rate from 7 May 2026, so older articles quoting $450,000 or $500,000 thresholds are out of date.

First home buyers in WA
From 7 May 2026, eligible first home buyers pay no duty on a home up to $600,000, and $16.15 per $100 (or part) above $600,000 up to $800,000. Above $800,000 the general rates apply. For example, a $700,000 home attracts 1,000 × $16.15 = $16,150. Vacant land has its own thresholds. A lower concessional rate also applies to a principal residence up to $200,000 for any buyer.
Foreign buyers
Foreign persons pay foreign buyers duty on residential property on top of transfer duty. Check the current rate with the WA Department of Finance — the calculator’s Foreign buyer option includes it.
Registration fees and total government costs
Landgate charges a transfer fee by value band — $225.10 to $85,000, $235.10 to $120,000, $255.10 to $200,000, then $275.10 plus $20 for each whole $100,000 above $200,001 ($335.10 at $600,000) — and $225.10 to register a mortgage (2026–27). At $600,000 that makes total government costs of $23,075 for a home you’ll live in (duty plus both fees). See stamp duty fees vs total government costs to compare states.
