By the MoneyWiseCalc teamUpdated Fact-checked against official sources

In Victoria, land transfer duty (stamp duty) is assessed by the State Revenue Office (SRO) on the dutiable value — usually the contract price. Victoria has three regimes for homes: a principal place of residence (PPR) concession up to $550,000, first home buyer relief up to $750,000, and general rates.

VIC rates

General rates are below. Between $960,000 and $2 million, 5.5% applies to the whole price, not just the part above $960,000.

Up to $25,0001.4%
$25,000 – $130,000$350 + 2.4% over $25,000
$130,000 – $960,000$2,870 + 6% over $130,000

Over $2,000,000$110,000 + 6.5% over $2,000,000

First home buyers in VIC

Eligible first home buyers pay no duty up to $600,000 and a reduced amount up to $750,000, where the concession tapers to zero (duty is scaled by how far the price is into the $600,000–$750,000 band; our figures match the SRO calculator). Separately, if the home will be your principal place of residence and costs $550,000 or less, a lower PPR rate applies to anyone — first home buyer or not — which is why the "home you’ll live in" column is lower than the investor column at $400,000 and $500,000.

Foreign buyers

Foreign purchasers pay foreign purchaser additional duty of 8% of the dutiable value on top of transfer duty (SRO Victoria, checked 1 October 2026).

Registration fees and total government costs

Land Use Victoria charges a transfer fee of $104.30 plus $2.34 per whole $1,000 of value, rounded up and capped at $3,614 — $1,509 at $600,000 — and $129.20 to register a mortgage (2026–27). At $600,000 that makes total government costs of $32,708 for a home you’ll live in (duty plus both fees). See stamp duty fees vs total government costs to compare states.
