First home buyers in TAS
From 1 July 2026 there is no first home buyer duty exemption for established homes in Tasmania — the scheme that applied until 30 June 2026 has ended. If your contract was signed before 1 July 2026, check with the SRO which rules apply. First home buyers may still be eligible for other grants, which are separate from duty.
Foreign buyers
Foreign persons pay a foreign investor duty surcharge on residential and primary production property, on top of duty. Check the current rate with SRO Tasmania — the calculator’s Foreign buyer option includes it.
Registration fees and total government costs
The Land Titles Office charges $256.76 to register a transfer and $167.58 to register a mortgage (from 1 July 2026). At $600,000 that makes total government costs of $22,922 for a home you’ll live in (duty plus both fees). See stamp duty fees vs total government costs to compare states.
